Security Deposit Process
Understanding your security deposit refund timeline and process
30-Day Refund Timeline
Security deposits are refunded within 30 days of lease ending (or after you give us possession of the property). The final inspection is performed once the property is vacated and keys are provided to us. Coordinate inspections with your property manager.
Repair & Cleaning Process
After inspection, if there are repairs to be done or cleaning that is tied to your responsibilities as tenant, we will have our trade/vendor do the work. Most of the time we have agreed pricing with our preferred vendors as we like to stay within a reasonable range to what the market calls for the service.
Claims & Dispute Process
If we intend to make a claim against your security deposit, we send a certified letter detailing the reasons for the claim. The non-disputed portion of funds are released to you simultaneously.
Important: If you need to dispute the security deposit claim, that letter tells you where to mail your written response via certified return receipt requested. We understand this process is less than modern, however it is required per Florida law and our policies.
Refund Methods & Setup
We do not print checks at the office, so prior to move-out we encourage tenants to go to their settings on the resident center and add the forwarding address and the security deposit refund method.
EFT (Electronic Transfer)
The moment we release takes up to 2 business days to clear. Ensure your bank account is still open - we do not have the ability to change the bank account on our side.
Mailed Check
If your bank account changed and you need a paper check, contact us as soon as possible.
Security & Documentation
The security deposit is always held in accounts where select staff is able to perform refunds or deposits, which is why the paperwork we require keeps consistent trace of what leaves and why.

You have 15 days from the date of our certified mail to contest any security deposit claims.
If you chose EFT refund and your bank account is closed, please contact us immediately. We do not have the ability to change bank account information on our side, so we'll need to arrange a mailed check instead. Make sure to update your forwarding address in the resident portal before move-out.
Yes, you can request copies of your lease agreement, renewals, and any addendums. Contact our support team with your request and they'll help you obtain the necessary documentation.

Outstanding balances remain on your account and are reported to credit agencies. You can check your balance and pay online using the "Check My Past Due Balance" button above, or send a cashier's check.

Access to the secure resident center ends the moment your lease is over. This access is only available for tenants with an active lease, and this is not a setting we control. The application is only available for current tenants. We can provide copies of statements and documents upon request by contacting support.
Once a lease expires, the tenant portal account is disabled and you cannot make changes yourself. Tenants requiring access to previous lease documents or to resolve outstanding payments should contact Zeal support directly.
