Income Requirements

Gross income must be 2.5x the monthly rent. Combined income for multiple applicants is considered. 60 days of paystubs required (W2 earners) or 2 months bank statements (self-employed).

Credit & Background Check

AI Rent Score of 600 or higher preferred. We review credit and payment history, conduct criminal background checks, and verify eviction history.

Move-In Financial Requirements

If the lease begins on the 1st: pay the first month's rent plus a security deposit equal to one month's rent. If the lease begins on or after the 15th: pay prorated rent for the remainder of that month, the next month's full rent, and a security deposit equal to one month's rent. Additional fees may apply.

Animals

For properties where pets are permitted a minimum $250 fee per pet applies. Aggressive breeds are not accepted. Acceptable documentation is required for all Service Animals.

Security Deposit Flexibility

Security deposit is equal to one month's rent or more may be required pending credit verification. Monthly assurance fee in lieu of security deposit is also accepted.

Disqualifying Factors

Active collection accounts (except medical/student loans), active bankruptcies, or evictions in the past 7 years may disqualify applicants.

If I apply and don't get selected, will I still be charged the application fee?

It depends on the timing and circumstances. We process applications in the order they are received. If a person before you gets approved and moves forward with the rental, we do not process your card and you won't be charged. However, if the prior person was not approved or decided not to move forward and we run your credit and background check, we will process the card on file. At that point, the outcome could be positive (you move forward), you could decide to go somewhere else, or you could be declined - in any of these cases, you are responsible for the application fee cost.

How long does the application process take?

Typically, we can complete the application review process within 24-48 hours once we receive all required documentation. Processing times may vary depending on application complexity and verification requirements.

What documents do I need to submit with my application?

Each person 18+ must submit: Government-issued ID, 60 days of paystubs (for W2 earners) or 2 months of bank statements (for self-employed), and complete the rental application. Additional documentation may be requested based on your specific situation.

Can I apply with a co-signer if I don't meet the income requirements?

Yes, we do consider co-signers in certain situations. The co-signer must meet all qualification criteria and will be jointly responsible for the lease obligations. Please contact us to discuss co-signer requirements and the application process.

Are pets allowed in your rental properties?

Pet policies vary by property. Many of our properties are pet-friendly with a $250 non-refundable pet fee per pet. Some properties may have breed or size restrictions. Please check the specific property listing or contact us for details.
